Preparing for Photo Session


Real Estate

We will be photographing your home both inside and outside. You should plan on us being there for no less than 1 ½ to 2 hours. Keep in mind that we are there only to photograph the home.  We are not stagers.  When moving furniture or removing clutter is necessary to obtain the best results it will increase the time and consequently the price to complete our session.

There will be key photos that buyers are expecting to see.  Having them photographed as staged and de-cluttered will increase interest in your home.  This is a list of the most important areas that will need to be photographed.  Please put additional emphasis in preparing these areas:

  1. The Frontal Street View. This is the primary photo for the listing
  2. Foyer and Staircase if Two Story. Especially if they have unique features.
  3. Living Room
  4. Second living area. If there is not a second living area we will shoot several different angles of primary Living Area.  These are important photos as home owners will spend considerable time in this / these rooms.
  5. Kitchen
  6. Formal Dining Area
  7. Breakfast Area
  8. Master Bedroom, especially if large and unique features / architecture
  9. Any unique interior features of home that may help it stand out. This could include vaulted ceiling, custom woodworking, sun rooms, etc.
  10. Back of Home. Grounds, Garden, Patio, Pool, etc
  11. Note:We typically will not photograph the interior of the garage unless it has unique features that will promote the sale of your home.  These would include fully finished walls, ceiling, polished concrete floor or specially applied flooring.  Built in cabinets, half bath, custom windows, etc.  The garage, if not photographed, makes an excellent place to move clutter, pets, etc while we photograph the home.
  12. Note Also: If you have special features of your home that we may have overlooked please point them out so they are included. Additional photos above the minimum can be taken while we are on site.
  • Exterior:
  1. Remove all vehicles from driveways and please do not park directly in front of the house. We will need adequate room to capture this front view in all its glory. We may also need to launch a drone in this area for an elevated view.
  2. Move garbage cans out of sight. If the interior of the garage will not be photographed this will be a good place to store them during the shoot.
  3. Mow and rake yard. Afterward please return mower and gardening tools, garden hoses, rakes, above ground sprinklers, etc back to the garage unless garage is to be photographed.
  4. Sweep driveways, sidewalks and patios
  5. Trim hedges, remove noticeable broken tree branches.
  6. Clean the swimming pool and treat the water to make it sparkle. Arrange patio furniture. If patio grill is new (not rusted or unsightly) clean it and leave it uncovered.  Remove all pool toys.  Lower patio umbrellas, clean them and tie them closed.
  7. Clean exterior surfaces of all windows if possible.
  • Interior:
  • Remove clutter. Clutter will distract the potential buyer, pulling their attention away from the interesting features of a home’s interior. Furniture itself when arranged well without all the clutter gives a sense of home and provides a means to visualize the volume of a room.
  1. Turn on all interior lights. Open all blinds and window treatments. Pull and tie back all draperies. We prefer to use as much natural light combined with the home’s interior lighting as possible to portray the home authentic and displayed the way your visitors will find it.
  2. Replace all defective bulbs and make sure all light fixtures have working lights. A potential client’s vision can be drawn to lights that do not work. It can in some small way appear that the home lacks general maintenance.
  • Whenever possible as you are replacing defective bulbs replace them with daylight-balanced bulbs. This will help to reduce the conflicting color balances between daylight coming thru the windows and the incandescent (yellow light) from normal household bulbs.
  1. Turn off and clean all ceiling fans.
  2. Turn off all televisions.
  3. Remove any furniture that is out of place. Maintain a uniform décor when possible. Distracting a client’s focus from the architecture and onto the furnishings will not help to sell your home.
  4. Very Important Notice: If you have valuable paintings, sculptures, etc you may want to remove them before being photographed. We are not responsible for theft during or after our visit.  Advertising valuables may invite a criminal aspect.  We can blur them out of the photo but this in itself is advertising there is something of value within the home.  Taking this issue a step further please do not leave jewelry, money, or any other items of value exposed in any area of the home during our visit, especially in areas to be photographed.

Prepare your home as if it were your car you are selling.  Most people do a thorough cleaning both inside and out when selling their car.  It’s the last step before advertising.

  1. Remove everything from countertops / tabletops in all rooms. Less is more on these surfaces. Clean lines on counter tops enhance their size and beauty.
  2. In the Kitchen wipe down all surfaces, counter tops, sinks, faucets, stainless appliances, refrigerator, etc. Remove magnets, photos, papers, calendars, etc from the fridge and walls. Remove dirty dishes from sinks. If they are on drier racks put them away. Recipe books in moderation can remain in the open as they can add a sense of Home Living to the photos.  Your dog and cat are residents too and have their own bowls, toys, etc on the floor.  Hide them until the shoot is finished.  Remove / Hide garbage containers.  The Kitchen is one of the most important photos for Real Estate.  Please check and re-check this room prior to the shoot.
  3. In the Living Areas remove all newspapers, magazines, mail, and all general clutter. Hide cordless phones and remote for television. If you have pets please remove / hide bedding, toys, dropped food. If you have cats please remove their climbing posts.  Many potential buyers do not have pets and are reluctant to purchasing property lived in by pets.  The same goes for smokers.  Please remove / hide ashtrays and any evidence of smoking.  These issues can be addressed and negotiated with potential buyers when they arrive for a walk thru.
  4. In the Bedrooms make and tidy up the beds. Please be very efficient with this task prior to the shoot. Use as many decoratively adorned pillows as possible.  You want to create a very comforting environment for this room.  Please remove / hide family or personal photos and personal items.  Put away clothing and clothing hampers.  If hiding items under the bed please make sure the quilts or skirting extend to the floor so the camera does not expose these items. Dust off dresser, night stands, ceiling fans, etc.  If you have a television in this room hide the remote.  Hide electrical cords, devices as best as possible. Do not leave jewelry or jewelry boxes exposed on the dresser.
  5. In the Bathrooms you’ll need to clean, clean, clean ! Whatever is not clean in this room will stand out. Make certain that glass shower doors are spotless.  Do not leave any personal hygiene items on counter tops.  Your potential buyers do not want to know what brand of deodorant you use. This room needs to make your potential client feel refreshed just looking at the photo. Lightly decorate with real or artificial flowers, wall art, etc.  Replace the toilet paper dispenser with a fresh roll.  Use just-washed fluffy towels and fold / hang them with a purpose.  Place the toilet seat down.  Mirrors should be squeaky clean.  Light fixtures need dusted and each one working with same wattage bulbs.  If there are special features in the Master Bathroom we will likely take 2 or 3 photos.  This could include a custom tub, floor tiling, special artisan sinks, decorative back splash tiling on the walls, etc.  This room is potentially a “Money Shot” especially for the ladies.
  6. Closets will be photographed if they are large walk-ins or have special amenities such as built-in shelving, revolving clothing racks, etc. Please organize closets in an orderly fashion and avoid covering amenities that make this room special enough to photograph.
  7. Utility Rooms will seldom be photographed unless unusually large or have special amenities that enhance the value of the home. If you feel this is a room that needs to be included please inform us and clean accordingly. Do not leave clothes exposed in hampers, baskets, etc.  Do not leave clothes in washer or drier that can be seen in photo.  Arrange all cleaning supplies and clean the appliances.
  8. Fire Place. We can include a lit fireplace in the Living Area or Bedroom photo if a responsible person (Home owner, Realtor) is present during the shoot to control this environment. It will add to the enhancement of this photo but will need to be arranged prior to the shoot.
